HOW WILL RENTAL PRICES CHANGE IN JANUARY 2026?

Good morning. After the holidays, many of you have asked how rental contracts should be updated this January and what legal limits must be considered to do it correctly and avoid mistakes.

Below you will find the key information to calculate the update properly: the reference index applicable this month, the current legal cap, and the specific rules for stressed housing areas such as Barcelona.

– Key points to update the rent

· Update index (January 2026):

For contracts that reach their annual renewal date this January, the reference index is around 2.29% (based on November data published now). This means that, for example, a rent of €1,000 could increase by approximately €22.90 per month, rising to €1,022.90.

· Legal cap of 3%:

Please remember that, by law, the rent increase for existing contracts cannot exceed 3%, regardless of whether CPI or other indicators are higher. In practice, if the index-based calculation results in a higher figure, the maximum applicable increase would be that 3%.

· Stressed areas (Barcelona) and new contracts:

In Barcelona, if a new rental contract is to be signed, it must comply with the Reference Price System. It is not possible to set any price: you must check the cap established by the Generalitat and adjust the rent to the permitted range, especially in cases of tenant changes, renewals or new leases.
